Job Description
We are seeking an experienced and dedicated Property Manager to join our dynamic team in Leith, Edinburgh. This vital role involves overseeing the day-to-day operations and management of a diverse portfolio of residential and commercial properties. The successful candidate will be responsible for ensuring properties are well-maintained, compliant with regulations, and achieve optimal performance, while providing excellent service to both landlords and tenants. Key Responsibilities
- Manage a portfolio of residential and commercial properties, ensuring high standards of maintenance and tenant satisfaction.
- Act as the primary point of contact for landlords and tenants, addressing enquiries and resolving issues promptly and professionally.
- Oversee property inspections, identify maintenance needs, and coordinate with contractors for repairs and renovations.
- Manage rent collection, service charge administration, and arrears management.
- Prepare and manage property budgets, ensuring cost-effectiveness and financial accountability.
- Ensure all managed properties comply with relevant health and safety regulations, property laws, and statutory requirements.
- Conduct regular market research to ensure competitive pricing and optimal property performance.
- Handle lease renewals, tenancy agreements, and property handovers.
- Maintain accurate records and prepare comprehensive reports for clients.
Required Skills
- Proven experience in property management, preferably with both residential and commercial portfolios.
- Excellent communication and interpersonal skills, capable of building strong relationships.
- Strong organizational skills with the ability to manage multiple priorities and deadlines effectively.
- Thorough understanding of property law, health and safety regulations, and landlord-tenant legislation in Scotland.
- Proficiency in property management software and Microsoft Office Suite.
- Problem-solving aptitude with a proactive and decisive approach.
- Full UK driving license and access to a vehicle.
Preferred Qualifications
- Relevant professional qualification (e.g., ARLA Propertymark, RICS).
- Experience working with a diverse range of property types and client needs.
- Local knowledge of the Edinburgh property market, particularly Leith and surrounding areas.
