Job Description
We are seeking a highly detail-oriented and organized Commercial Property Move-in Inspector to join our New Braunfels team. This role is essential for ensuring that all commercial properties are meticulously inspected prior to tenant move-in, meeting our rigorous quality and safety standards. The successful candidate will be responsible for a thorough evaluation of property conditions, documenting any discrepancies, and coordinating with maintenance teams to ensure timely resolution. This position involves local travel within the New Braunfels area and requires a keen eye for detail and excellent communication skills.
Key Responsibilities
- Conduct comprehensive inspections of commercial properties before tenant move-in, assessing structural integrity, mechanical systems, cleanliness, and overall readiness.
- Document all findings, including deficiencies, damages, or necessary repairs, using photographic evidence and detailed written reports.
- Coordinate with property managers, leasing agents, and maintenance personnel to schedule and complete inspections efficiently.
- Ensure all inspections comply with company standards, local building codes, and safety regulations.
- Monitor the progress of identified repairs and re-inspect properties as needed to confirm satisfactory completion.
- Maintain accurate records of all inspections and property conditions in a digital database.
- Provide clear, concise, and professional communication regarding inspection results to relevant stakeholders.
- Identify potential hazards or compliance issues and escalate them appropriately.
Required Skills
- Proven experience in property inspection, maintenance, or a related field, preferably within commercial real estate.
- Exceptional attention to detail and a methodical approach to tasks.
- Strong organizational and time management skills.
- Ability to write clear, comprehensive reports and document findings accurately.
- Proficiency with inspection software or mobile applications for data collection.
- Excellent communication and interpersonal skills.
- Valid driver's license and reliable transportation for local travel.
- Basic knowledge of commercial building systems (HVAC, electrical, plumbing).

- Associate's degree in a related field (e.g., construction management, real estate, facility management).
- Certification in property inspection (e.g., CCPIA, InterNACHI).
- Experience with Yardi, MRI, or similar property management software.
